1. LOCATION AND FUNCTION OF THE PROJECT

The plot is to be found by the entrance of the shopping centre of Törökbálint, immediately next to the motorway M-0, easily accessible from the motorways M-7 and M-1.
The two-storeyed office-part of the building is situated on the street-side.
On the ground-floor - connected to the store-hall - there are built out office premises, a changing-room and a showroom.
On the first floor there are offices with water-blocks and a gas-boiler room built out.
The premises, suitable for long duration of stay, have a natural ventilation through their windows.
The ventilation of the inner premises and water-blocks is solved mechanically.
In the store-hall the dissipation of heat and smoke, besides the ventilation is solved through the roof-cupolas, functioning by electical remote conrol.

2. DATA OF THE PROJECT

The new building is a free-standing building with a flat roof, having a ground-floor by the hall-construction and a ground-floor + 1 upper floor by the showroom.
To the project there are connected a front garden, side-gardens and a back-side-garden.

3. DESCRIPTION OF THE CONSTRUCTIONS

The bearing construction by the store-hall is a prefabricated reinforced concrete pillar framework, and the bearing construction of the floor is a prefabricated stressed reinforced concrete beam-system.
The head building has a monolit reinforced concrete pillar framework system and its floor-construction is made of monolit reinforced concrete flat-plate. The construction of the staircase is made of monolit reinforced concrete plate.
The tilt and turn windows and the fixed facade windows, resp. curtain walls have been executed according to the heat-bridgeless sintered RAL 7016 alu WICONA system, with heat-insulating glass.
The gates for freight traffic of the hall-building are heat-insulated sectional gates with electric remote control, with equalizing ramp and airproof camion docking The glass cupolas above the hall and the staircase of the office-wing have an electric remote control. The main gate of the plot is an individually executed two-way sluice gate of remote control.
The inner doors have a steel Domoferm frame and a laminated wooden leaf construction of high standard, with the exception of the store-hall and the mechanical premises, where the leaf construction is made of steel.
On the border of the fire-section there is a TH:1,0 h fire-proof door with an automatic closing device built in.

Rental fee of the store-hall: 3,0 €/m2/month + VAT
Rental fee of the office: 7,0 €/m2/month + VAT
Rental fee of the parking place: 20,0 €/pc./month + VAT
Operational costs: 0,6 €/m2/month + VAT (store-hall)
